Why amenity-rich apartments are more common now

Build-to-rent has changed what many renters expect from an apartment block. Instead of comparing only the flat, renters now compare the whole building: gym, parcel storage, coworking, concierge, lounges, roof terraces, bike storage and resident events.

The strongest amenity packages are usually found in professionally managed rental buildings. Traditional private rentals can still be excellent, but they rarely offer the same building-wide services.

How to inspect a building gym or pool

Marketing photos can make small spaces look generous. If the gym or pool matters to you, visit at the time you would normally use it. A gym that feels calm at 11am may be overcrowded after work.

  • Ask if classes or personal training cost extra.
  • Check pool length, changing rooms, cleanliness and peak-time access.
  • Ask whether guests can use the facilities.
  • Read recent building reviews for repairs and management quality.

Where these apartments are easiest to find

London has the deepest choice, especially in large regeneration areas and transport hubs. Manchester, Birmingham, Leeds, Liverpool, Edinburgh and Glasgow also have growing build-to-rent and premium apartment stock.

The best value is not always the flashiest building. A well-managed development with a good gym, fast repairs, secure parcel storage and quiet coworking may be more useful than a building with dramatic amenities that are hard to book.
